Welcome back to another Momentum 360, and for many of you, this will be one of the first blogs you’re reading of the new year!!! 2023, how crazy is that?! No, we don’t have flying cars and teleportation just yet, but we’re living in some pretty cool times, so let the good times roll!

In this blog, we’ll be talking about the best real estate marketing ideas for 2023! These tips are for real estate agents, real estate content creators, and anyone involved in the real estate industry! We figured it would just be so much easier to create one general blog talking about marketing, as opposed to individual ones, as a lot of these tips carry over from one niche to the other.

1. Instagram Reels & YouTube Shorts

It’s 2023, if you haven’t heard about Instagram reels and YouTube shorts, let alone use them, you’re in trouble. Fortunately for you, that’s why we’re bringing it up now for you! An Instagram reel or YouTube short are relatively less than 60 seconds, which include trending audio and captions. If you’re in real estate, you should be making reels at least 3 times a week with a different theme to each. For example, if you’re a realtor, here’s a great example of what you could do to get more buzz and traction on your social media to get inbound leads:

Reel Ideas for Real Estate Agents:

  • Reel #1: Listing Showcase. Create a quick video tour with highlighted snippets of the best features of your listing with a light trending audio in the background and a louder voiceover of the listing with an end clip of your face pointing down to the address + call to action of “click the link in my bio or DM me “I want it!” to get a private showing.
  • Reel #2: Day in the Life. Create a “day in the life” video where you quite literally film yourself at various locations throughout the day. As a realtor, you’re most likely at a coffee shop, going to listing showings, in the office, and on the road. You’ll have your trending audio at a louder volume than the last reel, and you won’t need to do voiceover for this either.
  • Reel #3: Informative Tips. Create a “top 5 tips to buying your first house” or something similar to that where you stand in front of your camera, and point to various points of the screen where the tips will pop up in the form of text and then at the end you point in the middle with the text saying something like “Follow and turn on post notifications for more”.

2. User Generated Content

This is piggybacking off of the first point, but this year, one of the best real estate marketing ideas in 2023 is to create user generated content. What is that you may ask? It’s basically creating your own content on all social media platforms such as YouTube, Instagram, TikTok, Facebook, LinkedIn and Twitter. These 6 platforms have different needs and require unique content. You need to get in front of a camera, and start making photos and videos that pertain to your business.

The days of reposting other people’s content and simply googling posts to use on your own social media is dead. People see right through it and to take advantage of the best real estate marketing ideas of 2023, this is exactly what you need to do. Whether you have a fear of getting in front of the camera, don’t talk the best on social media, or whatever the situation is, you live in a world where Google and YouTube are your best friends to learn new skills. So even if your lead generation doesn’t increase from these tips (which it obviously will), you’re learning new skills to incorporate into your life such as content creation and public speaking, which are some of the most valuable skills this year!

We’d recommend creating content for about a month or two for all six platforms we listed before (YouTube, Facebook, Instagram, TikTok, Twitter and LinkedIn) and then see which platforms you’re getting the most traction on. Let’s just say you’re getting the most traction on YouTube, Instagram and TikTok… you should then take your content creation schedule and double down on these three. This way, you’re literally doubling the amount of content you’re making for the platforms that are working the best for you, rather than making content for all platforms, including the three platforms that don’t get you the most traction.

As GaryVee says, double down on your strengths, and don’t focus on your weaknesses. If you’re good at marketing, but not good at sales, you can simply pay someone to do sales for you, while you continue to be great at marketing. Focus on creating your own content this year, and you’ll be amazed at how many more leads and new business you’re able to attract.

3. Personalized Direct Messages

Take a look at your social media, primarily your LinkedIn. The majority of the messages that you get are from bots or spam accounts looking to sell you something, right? Right. This is a golden opportunity to take advantage of genuine and personalized direct messages to your target audience to not only respond to you, but to interact and build relationships! From here, you’re able to convert at such a higher level than if you were to send a spammy, templated message that is the same for everyone.

As you can see from the screenshot above, I send each person I connect with a very personalized email that specifically mentions the city they live in, the college they went to, and the hobbies they like. This is getting people to know you, like you, and trust you so you can build more relationships and start closing more deals!

Using personalized direct messages is a great way to start building relationships in the new year. We’d recommend doing this strategy on LinkedIn, as it’s the most professional social media. Even if you have a free LinkedIn account, you can still make some tremendous progress with this strategy.

4. Direct Mail

Yes, we said direct mail! Even though there’s a lot of negative connotation to direct mail as it’s an “outdated strategy”, we believe that there’s an opportunity to still get leads! It all goes back to our previous point where we were talking about LinkedIn and spam messages. A large majority of direct mail as you know is spammy, and it almost never converts.

How cool would it be if you could send something specific, to a person in a specific location and niche that you’re looking to work with? Reference the graphic above, where we identify a specific group, to property owners who have a house at least $1 million or more, and a call to action where you can book a demo with us today.

If you can create a quick and easy Canva graphic and then use a software to Post Grid to send out the direct mail template, then you’ll be able to create a much better conversion rate with your target audience, rather than just blindly sending this out to a bunch of people who aren’t in your niche, they don’t know you who you are they won’t know who you are. Or worse, they’ll know who you are, and then you’ll be known as the person who “spam direct mail to their house” to get a quick sale, instead of wanting to actually build a relationship with them, see what I mean?

If your intentions are pure, then you can win at this game, try to make a quick sale and don’t carry out your promises and you’ll be in for a poor reputation for years to come.

5. Strategic Giveaways

This might be something you already do, but people do it wrong. You need to think strategically about giveaways, if you don’t you could be losing out on a lot of money. Here’s how you create the perfect giveaway:

  1. Create 3 tiered offers for winners:
    1. First Place: Grand slam service offered for free.
    2. Second Place: Grand slam service offered at a 10% discount.
    3. Third Place: Least valuable package offered at a $100 discount.

In this case, the 3 offers we did for Momentum 360 this year, in order of whoever won first, second and third place were:

  1. Free 360 virtual tour
  2. 10% off a 360 virtual tour
  3. $100 off action shot photography

Sounds pretty simple right? Here’s what you do to market it, let’s say you announce the giveaway December 1st, and the giveaway winner drawing is December 20th. Every week leading up to the last week of the giveaway, you only post once or twice per week. However, last week, you post every single day. You post to your socials, your email list, everything you can do to get the word out, even carrier pigeons, we don’t care as long as it works.

On the giveaway day, you reveal only the first place winner on social media. Here’s where it gets interesting. Let’s say you have about 50 participants in the giveaway, one person wins the first place winner, and the other person wins the $100 off your third place giveaway. For the other 48 people who entered, you want to personally give them a call, text, email, direct mail, letting them know that they didn’t get first place, but they won second place. You now have 48 new customers at only a 10% discount per project….mind blown? It’s good right? So use this!

This is how Momentum 360 was able to generate over $25,000 in revenue in only a few days from our giveaway this year. If you’re looking for the best real estate marketing idea of 2023, this is my personal favorite, as it worked the best and yielded us the most profit at the end of the day.

Bonus Tip: Free Content Better Than Paid Services

Bonus time! It’s the holiday season, so why not go the extra mile and help you guys out even more ;) it’s only right! The main theme of everything we talked about today is that you need to make your free stuff better than their paid stuff. That means your social media content, email list, etc, if you can provide more value to them with your free content than your competitors can with their paid services, then you’ll continue to steal clients from your competitors and you’ll continue to win.
